AT&T – Southfield

In the spring of 2025, Storage Builders, LLC began serving as the general contractor for the new My Space Self Storage project located on Parcel A at 16025 Northland Drive in Southfield, MI. My Space Self Storage acquired the former AT&T regional headquarters building and its associated entitlements for self-storage conversion in 2024. Construction is currently 40% complete. Upon opening, the 103,000-square-foot structure will deliver 83,600 NRSF across 1,290 individual units. Total construction costs are $7,650,000, with completion anticipated by December 2026. According to a CBRE appraisal completed in September 2025, the facility carries an estimated as-completed value of $18,300,000. Financing for this phase is provided by Bank Five Nine.

Additionally, My Space Self Storage holds an Option to Purchase Parcel B, with the acquisition expected to close in 2027. Following the completion of the entitlement process with the City of Southfield, the plan is to construct an additional 65,000 NRSF of ambient drive-up units on the site to complement the main climate-controlled facility. Construction for this second phase is scheduled to commence in the spring of 2028, with completion targeted for late 2028 or spring of 2029. The development cost for the expansion is projected at $5 Million, which is expected to increase the property’s total as-completed value by an additional $18 Million.
